How do I choose a building inspector in Melbourne?

- Registration: look the inspector up on the Building and Plumbing Commission’s public register. The Commission replaced the Victorian Building Authority as the state regulator in July 2025.

What does a building inspection check?
A pre-purchase building inspection looks at the visible and accessible parts of the property: the interior, the exterior, the roof space, the roof and the subfloor, and the site around the house. The report lists defects, safety hazards and anything that needs a closer look from a specialist. An inspector cannot see inside walls or under fixed floor coverings, which is why we use tools such as the subfloor robot and drone where access is limited.

Is a building inspection the same as a pest inspection?
No. A building inspection looks at the condition of the structure, while a timber pest inspection looks for termites, borers and timber decay. Most buyers book the two together. If you are not buying, you can book a timber pest inspection on its own.

What happens if the inspection finds a major defect?
